LEGACY PROJECTS BY PARTNERS

9-19 9TH AVENUE

This project, designed by BKSK Architects, involved the adaptive reuse and vertical expansion of a two-story building in Manhattan’s historic Meatpacking District. While preserving the landmarked façade, the structure was transformed into a contemporary five-story complex enriched by a central atrium and glass elevator. The scope included shoring existing masonry walls, constructing new floor plates, and excavating the cellar to maximize usable space. The completed 90,000-square-foot building now accommodates high-end retail, showroom and office space, and a rooftop restaurant featuring operable retractable walls.

529 BROADWAY

529 Broadway in the SoHo Cast Iron Historic District is a standout six-story, 52,000-square-foot commercial building designed by BKSK Architects. The steel-framed structure features a complex terra cotta rain screen and glass curtain wall system that transitions from traditional masonry-inspired punched windows to a sleek, modern facade along Broadway.

Our team used state-of-the-art precision installation to bring this vision to life. The result is a contemporary building that honors the district’s architectural history—earning praise from the Landmarks Preservation Commission and securing Nike as its tenant.

2952 3RD AVENUE

This constructed three-story, multi-use building—designed by architectural firm SRAA+E—serves as a prominent addition to the local commercial landscape. The building features modern structural and design elements tailored to meet the needs of national retail tenants, with Marshalls and Burlington occupying the space. The project reflects a collaborative approach to urban retail development, balancing functionality and tenant efficiency.

EMPIRE STORES

This project, designed by S9 Architects, included the redevelopment of Empire Stores, a complex landmarked 19th-century warehouses on the DUMBO waterfront. The project transformed 450,000 square feet of vacant industrial space into a vibrant mixed-use hub featuring 380,000 square feet of creative offices and 60,000 square feet of retail and dining while offering panoramic views of Manhattan and Brooklyn Bridge Park

Work included restoring the original masonry, adding a new modern rooftop while preserving historical elements, replacing old iron gates with metal doors, and restoring and replicating historical cast iron elements like shutters. Internally, the project carved out a large open-air courtyard, utilized new glass stairways and curtain walls, and preserved original stone columns and yellow pine beams.  

Completed in 2016, Empire Stores now serves as a vital link between the neighborhood and the waterfront, blending historic preservation with modern design to support Brooklyn’s growing tech and creative industries.

35TH STREET 
RENAISSANCE HOTEL
(original construction)

Located in the heart of Manhattan’s Garment District, the Renaissance New York Midtown Hotel is a 348-room flagship property that blends immersive digital experiences with sophisticated design by Jeffrey Beers International. Renaissance is a technically advanced and visually bold project that redefines the hospitality experience.

Key features include motion-activated digital corridors, a four-story LED rooftop clock, and one of NYC’s largest rooftop terraces with retractable roof and dual bars. The project required coordination of complex AV systems and integrated sleek, modern finishes with exposed structural elements to reflect the neighborhood’s creative energy. From interactive elevators to marble-clad public spaces, this project showcases the intersection of innovation, craftsmanship, and next-generation hotel design.

5 WEST 125TH STREET

5–15 West 125th Street is a prominent mixed-use development in the heart of Harlem. The six-story, block-through building spans from 125th to 126th Street and includes over 75,000 square feet of commercial space from the cellar through the third floor, anchored by major national retailers and office tenants. Above, the project introduces 30 new residential units, adding much-needed housing to a vibrant, transit-accessible neighborhood.

Working alongside Rosenbaum Design Group, we helped deliver a complex build that blends large-format retail with residential living, while advancing the ongoing revitalization of 125th Street.

BOERUM

Located at the intersection of Atlantic Avenue and Boerum Place, The Boerum Project is an 11-story, 166,000 square-foot mixed-use development in the heart of Brooklyn. Completed in 2017, the project transformed a former parking lot into a vibrant hub combining retail, community facility space, and modern residential living.

The building features over 70,000 square feet of street-level retail—anchored by national tenants including Marshall’s and Planet Fitness—with 74 rental apartments above. Designed by SRAA+E, the structure includes a landscaped courtyard, resident amenities, and distinctive setbacks that complement the surrounding Boerum Hill and Brooklyn Heights neighborhoods.

GANSEVOORT ROW

Gansevoort Row, is a full-block redevelopment in the heart of the Gansevoort Market Historic District, spanning from Greenwich to Washington Street. The project involved the adaptive reuse of various existing structures—blending restoration, reconstruction, and new construction to create  113,000 square feet of retail and commercial space.

In collaboration with BKSK Architects, the construction plan included preserving key historic elements—involving the preservation of over 1,500 tons of historic masonry—while integrating major vertical expansions and modern infrastructure.

Executing this vision on a site with such historic and cultural significance required a high level of coordination, craftsmanship, and respect for both the existing fabric and the future of the district. Today, Gansevoort Row is home to a premier lineup of luxury tenants including Hermès, Pastis, Match Group, and Audemars Piguet, and stands as a model for sensitive urban redevelopment that bridges heritage with vitality.

301 WEST 125TH STREET

Located in the heart of Harlem, the 301 West 125th Street project is a 100,000-square-foot, four-story commercial development that brought national retailers like DSW, Party City, Blink Fitness, and Capital One.

Working with SRAA+E, we lead the ground-up construction on a challenging urban site, including full brownfield remediation. The project was honored with the 2014 Big Apple Brownfield Economic Development Award for its positive environmental and community impact.

Today, 301 West 125th stands as a key anchor in Harlem’s retail resurgence.
